A worn patio is rarely worn out. Most of the bluestone and paver patios we are called to look at have good stone sitting on a tired surface: a loose bullnose along the edge, joints that have washed out or cracked, and years of organic staining that reads as damage but is really just dirt. We reset the bullnose and any moved stone, repoint or re-sand the joints based on how the patio was originally laid, and power wash the whole field back to the real color of the stone. Every patio restoration runs the same disciplined sequence. We reset the bullnose, the finished front edge of the patio, and any field stone that has shifted, because a loose edge only gets worse and takes the courses behind it with it. We clear and rebuild the joints. We power wash the full field at a controlled pressure that lifts years of algae, dirt, and organic staining without scarring the stone. The patio that comes back looks like the day it was laid, because in most cases the stone was never the problem. The joints and the edge were.

Should Patio Joints Be Mortar Or Polymeric Sand?

The right joint depends entirely on how the patio was originally set, and choosing wrong is the single most common failure we are hired to correct. A wet-laid patio is bedded in mortar over a concrete base, so the joints are mortar and the fix is to repoint them: rake out the failed joint, pack in fresh mortar, and tool it clean. A dry-laid patio rests on a compacted stone-and-sand base with no mortar at all, so the joints take polymeric sand, swept in dry and set with a light misting that binds the field while still letting the patio drain and move with the seasons. Force mortar into a dry-laid patio and it cracks apart. Sweep sand into a wet-laid patio and it washes out by spring. We read the build first, then choose the joint.

When Recurring Cracks Mean The Base Is Moving.

There is one situation where we deliberately set a mortar patio with sand instead. When a wet-laid patio shows a pattern of recurring cracks, the base underneath is still settling, and rigid mortar joints will keep failing no matter how cleanly they are repointed. Each repair becomes a short-lived patch over ground that will not hold still. In those select cases we convert the joints to polymeric sand, which flexes with the movement instead of fighting it and losing. That is a judgment we make on site after diagnosing the cause, not a shortcut we apply by default. Most patios repoint and hold for years. The ones that keep cracking are telling you the base needs attention first, and we will say so before we quote a single joint.

I had a roofer come out for a small leak in my attic. He fixed it and while up on the roof took pictures of my chimney. Told me I had a big problem. Lot of mortar missing. I called A. Pennacchi & Sons. Paul came out the next day. He told me what needed to be done and gave me a price. I asked him if I should add a few bricks to the top. He said "why do you want to spend more money?" What contractor says that? The men came out a few days later. On time, polite, got right to work, and cleaned up like they were never there. Paul had given me a choice of colors. His price was the best one. My chimney now looks absolutely beautiful. I would give them 10 stars.

Pennacchi sealed our basement 2 years ago. After a recent heavy rain we noticed seepage and asked Pennacchi to look at it. They sent Nick, who did an excellent job diagnosing the problem, finding the most likely seepage site, and then repairing it. Nick came by the next day, inspected the repair, and also improved sealing of 2 utility pipe entries. The rapid response, competency, diligence, and follow-up were excellent.

Water was getting into my house because of the old brick exterior. It needed to be repointed and painted on the interior. Although this was a very small job, Paul and his son Paul Junior were incredibly professional, listened, and addressed my concerns. I left their crew to complete the work without being home and everything was safe and secure when I got back. They kept their work areas clean and took away their trash. My basement was leaking really bad and had 2 different companies come out and try to fix the problem with no luck. Decided to try a third time and luckily I came across APS. They came out and did amazing work and solved all my issues. Put in a French drain, sump pump, and stuccoed the walls. They had to fix all the problems the other companies did, and it was a great experience working with them. Paul was extremely professional. Highly recommend if you need the job done right the first time.

Cost Of Waiting

Every Season Of Delay Makes The Fix Bigger.

Masonry failure is not a maintenance item. It is a cascade. A hairline mortar crack lets water in, freeze-thaw widens it, brick spalls, the wall destabilizes, and what was a modest repoint two winters ago becomes a full-envelope rebuild. On every patios project we quote, the scope is always smaller now than it will be next year. The earlier you book a site visit, the smaller the job.

Does My Patio Get Repointed Or Re-Sanded?
It depends on how the patio was originally built. A wet-laid patio is set in mortar on a concrete base, and those joints get repointed with fresh mortar. A dry-laid patio sits on compacted stone and sand with no mortar, and those joints get polymeric sand. We confirm which one you have on the site visit before quoting, because using the wrong method is the number one reason a re-jointed patio fails within a season.
My Patio Keeps Cracking At The Joints. Why?
Recurring joint cracking on a mortar-set patio almost always means the base is still settling. Mortar is rigid, so every time the ground moves, the joint cracks again. Repointing alone will not hold on a moving base. In those cases we either address the base or, where appropriate, convert the joints to polymeric sand, which flexes with the movement instead of fighting it. We diagnose the cause before recommending the fix.
What Is The Bullnose And Why Does It Matter?
The bullnose is the finished front edge of the patio, the stone with the rounded or squared face that caps the perimeter. It takes the most stress and is usually the first thing to loosen. A loose bullnose lets water and movement work into the courses behind it, so resetting it is the first structural step in almost every patio restoration we do.
Will Power Washing Damage My Bluestone?
Not when the pressure is matched to the stone. Bluestone and most flagstone are dense enough to take a thorough wash, but we control the pressure and angle so the surface is not etched. Most of what looks like damage on an old patio is organic staining and dirt, not wear, and it comes off cleanly to reveal the real color of the stone underneath.
