Basement Waterproofing in Middlesex County, NJ

A. Pennacchi & Sons reads the clues in your Middlesex County basement, finds the root cause, and builds the waterproofing around it.

Your Basement Is Telling You Where The Water Comes From

Where water collects says a lot about why it is there. Pooling at the base of one wall points to that wall. White powder on the masonry means moisture is moving through it. New cracks in the slab are worth a look too. Each clue narrows the search.

A. Pennacchi & Sons reads those clues before recommending anything. Four generations of the same family have done masonry and waterproofing since 1947, working from our Hamilton, NJ shop. We inspect, find the root cause and build the repair around it. Call (609) 394-7354 or request an estimate.

What The Common Clues Mean

Foundation wall dug out and sealed from the outside

Water Pooling In One Corner

Water pools where the wall or slab lets it in, so the corner tells us where to look. Wet soil outside can hold water for days and keep it seeping.

White Stains On The Walls

That white powder is efflorescence: minerals left behind as water moves through the masonry. A musty smell or mildew points the same way.

New Slab Cracks

New cracks can show where water is coming up or in. We inspect each one and patch it as needed.

Basement Waterproofing Services We Provide

  • Interior waterproofing: a trench at the base of the walls, an interior French drain on washed stone, and a sump pump to send the water out.
  • Exterior waterproofing: we expose the below-grade wall, apply a membrane, and add drainage board and pipe before backfill.
  • Sump pump installation, with a battery backup available for storms that knock out the power.
  • Foundation crack repair: we inject foundation cracks, patch slab cracks and seal the spot where water gets in.
  • Window well drainage: we seal a well that fills with water and add drainage to move it away.
  • Below and above grade waterproofing for commercial and multi-unit buildings: foundations below grade, plus parapets, terraces and parking decks above it.

What Drives The Cost Of Basement Waterproofing In Middlesex County

The cost depends on where the water enters, how much of it there is and what the foundation walls are made of. An interior drain costs less than excavating outside, and some projects need both. Cracks, a leaking window well and a battery backup all change the scope, and older stone walls call for a different method than poured concrete or block.

We set a price only after an on-site visit, then send a written proposal with one total and the scope behind it.

Why Waiting Makes The Repair Bigger

Saturated soil presses on below-grade walls, and freezing makes that pressure worse. Each thaw sends more water through any crack. The leak you scope this fall is smaller than the one you scope after another winter.

Why Middlesex County Homeowners Choose Us

  • Our family has done masonry and waterproofing for four generations, since 1947.
  • If a single crack is the whole problem, we quote that crack instead of a larger project.
  • One total and the scope, in plain words, before you decide.
  • If the water starts at a gutter, the roof runoff or the grade, we tell you so the source gets fixed.

Frequently Asked Questions

Does a sump pump alone stop water in a basement?
Not on its own. A sump pump removes water, but an interior drain has to gather that water along the walls. The two work together.
Interior or exterior waterproofing: which fits my home?
Exterior work stops water outside the wall and needs room to dig. Interior systems collect water that gets in and pump it out. A. Pennacchi & Sons recommends one after the site visit.
Will a dehumidifier fix a wet basement?
A dehumidifier lowers humidity, but it cannot stop water coming through cracks or the walls. If the basement stays damp, call (609) 394-7354 and we will find the source.

“I had a roofer come out for a small leak in my attic. He fixed it and while up on the roof took pictures of my chimney. Told me I had a big problem. Lot of mortar missing. I called A. Pennacchi & Sons. Paul came out the next day. He told me what needed to be done and gave me a price. I asked him if I should add a few bricks to the top. He said "why do you want to spend more money?" What contractor says that? The men came out a few days later. On time, polite, got right to work, and cleaned up like they were never there. Paul had given me a choice of colors. His price was the best one. My chimney now looks absolutely beautiful. I would give them 10 stars.”

Nick was excellent at coordinating the effort, including preparation, window replacement, waterproofing, clean up, and follow up to inquire about and resolve a few questions. “Pennacchi sealed our basement 2 years ago. After a recent heavy rain we noticed seepage and asked Pennacchi to look at it. They sent Nick, who did an excellent job diagnosing the problem, finding the most likely seepage site, and then repairing it. Nick came by the next day, inspected the repair, and also improved sealing of 2 utility pipe entries. The rapid response, competency, diligence, and follow-up were excellent.”

“We are so impressed with Pennacchi & Sons. Multiple people recommended this company as the best in the region. For a company with a huge legacy, working throughout the county, there was no hesitation to see what our small job looked like and whether they could help. The crew was friendly, timely, and efficient. Ray walked us through the process, gave us a play-by-play for the best understanding of the work, and answered tons of questions. The end result was better than the original.”

“Pennacchi has an exceptional reputation and we now have firsthand experience of their stellar work. The precision craftsmanship and professionalism are impressive. We had our chimneys repointed, brickwork restored, and a basement wall resealed. It all blends seamlessly and looks gorgeous. Ask for Sam as your foreman if you can, he was amazing. The entire crew was fantastic. Kudos to Paul and the leadership for building a great team. Impeccable service and beautiful finished product.”

“Water was getting into my house because of the old brick exterior. It needed to be repointed and painted on the interior. Although this was a very small job, Paul and his son Paul Junior were incredibly professional, listened, and addressed my concerns. I left their crew to complete the work without being home and everything was safe and secure when I got back. They kept their work areas clean and took away their trash. Paul’s price was the most competitive. HIGHLY RECOMMEND.”

“My basement was leaking really bad and had 2 different companies come out and try to fix the problem with no luck. Decided to try a third time and luckily I came across APS. They came out and did amazing work and solved all my issues. Put in a French drain, sump pump, and stuccoed the walls. They had to fix all the problems the other companies did, and it was a great experience working with them. Paul was extremely professional. Highly recommend if you need the job done right the first time.”
